The extreme weather in the Scottish Highlands causes significant delays to traditional building projects, these inefficiencies drive up timescales and budget. The off-site volumetric method bypasses these problems and allows for end-to-end control on all elements of a build.

Sealoch House was overseen by Boutique Modern from concept to completion. Designed to withstand frequent extreme weather and maximise the stunning surrounding views as well as remain both warm in Winter and cool in Summer. This house represents a milestone for Boutique Modern, our first ever certified mortgageable house.

One point of interest is the Master bedroom; designed to replicate a Berlin hotel room our client had enjoyed staying in during the design phase of the project.
